Working the Loan File
Everything about a deal lives on one record — the loan file. Here is how it is laid out and where to find things.
Everything in LendingWise hangs off one record: the loan file. The application, the borrower and property, the terms, the documents, the e-mail, the tasks, and — after funding — servicing and draws are all views of the same file.
The layout
The loan file was redesigned in October 2026 for speed:
- Side menu — every tab, grouped by what it is for
- Header — the key loan facts, visible on every tab
- Widget panel — contacts, credit and activity at a glance; choose which widgets appear
The tabs, by job
| Group | Tabs |
|---|---|
| Getting the application in | Quick App, Full App, 1003 |
| Who is borrowing | Borrower Info, Personal Income & Expenses, Liquidity, Contact Info |
| The property | Property Info, Property Analytics, Budget & Draws |
| Structuring the loan | Loan Info, Loan Terms |
| Deciding | Deal Analysis, Credit Memo, Credit Decision, Adverse Action |
| Day-to-day work | Docs, Inbox, Task, Checklist / Workflow, 3rd Party Services |
| Money and closing | HUD Info, Billing & Commissions, HMDA |
| After funding | Servicing, Draw Management |
| Placing the deal | Marketplace, Offers, Send to Lender |
| Steering the file | Admin — status, sub-status, key dates, staff assignments, notes |
You won't see every tabTabs depend on the loan program, your company's modules, your role and your settings — Draw Management only appears when the property needs rehab, for example. Managers can reorder and hide tabs per portal. See Loan File Tabs.
The four tabs that do the most work
- Docs — the required-document checklist, uploads, generated documents and e-signature status. Files wait on paperwork more than on decisions.
- Loan Info — the terms and fees. The term sheet, closing documents and settlement statement all draw from it, so an error here reaches the borrower.
- Admin — changing the file status here is what fires your automation rules.
- Deal Analysis — whether the deal pencils, before you commit to terms.
The loan's own inbox
Every loan file has its own e-mail address, shown in the header with a copy button. CC it or forward to it and the message lands on the file for the whole team; attachments are captured and can be filed against a required doc in one click. Put the address in your e-mails to title, insurance and appraisers.
Change the loan program deliberatelyThe loan program decides which fields show, which documents are required and which workflow runs. Changing it mid-file reshapes all three — re-check the document list afterwards.
