E-Sign

Send documents for signature straight from the loan file — no outside e-sign subscription, no login for signers.

E-Sign is built into the loan file. Merge any documents into one packet, place the fields, send, and track it to a signed PDF with a full audit trail.

📘

Two switches

Enable E-Sign V2 is a company setting, and each user has their own toggle. If a colleague can send for signature and you can't, check your user toggle first.

Sending a packet

From the loan file's Docs tab:

  1. Pick the documents — required docs, uploads, Doc Wizard documents or your Doc Library. Drag to reorder; they merge into one PDF.
  2. Place the fields — Signature, Initials, Date, Text, Checkbox — each assigned to a specific signer.
  3. Choose signers — borrower, co-borrower, entity members, guarantors, broker or loan officer, or a guest signer.
  4. Set a signing order (optional) — leave blank and everyone signs at once; number signers 1, 2, 3 to release the packet in stages.
  5. Send. Signers get an e-mail link, need no login, and can sign on desktop or phone.

Templates that place their own fields

A Doc Wizard template with e-sign markers places the fields for you — no dragging on documents you send often.

🚧

A signer with no fields is dropped

Anyone listed without at least one field is removed at send time and never receives the packet. Check every signer has a field before you send.

Tracking and completion

The Docs tab shows per-signer status. You can resend, correct a signer's e-mail address, void, or archive an envelope. Automatic reminders go out until the packet is signed.

When the last signer finishes, signatures are flattened into the PDF, a certification page is appended, and the signed document is stored on the loan file. A branded Certificate of Completion records who signed what and when.

📘

Signing links are never shown

For security, a signing link only ever goes to its signer's inbox. If someone didn't receive theirs, use Resend rather than forwarding.

Send yourself the first one

Add yourself as a guest signer and complete a packet end to end before a borrower ever sees one.
