DocLab
Order attorney-drafted loan documents from Private Lender Law using the data already on the loan file.
DocLab, from Private Lender Law, produces attorney-drafted loan documents from the data already on your loan file. Each order pulls the borrower, property and loan terms from LendingWise, so the attorney gets an accurate file the first time, and completed documents come back to the loan.
Document products
DocLab covers 10 document products, including:
- 12-month loans, with or without a construction holdback
- DSCR loans
- New York building loans
Each is available as a deed of trust, deed to secure debt or mortgage, depending on the property's state.
Setting it up
- Contact DocLab to set up your account.
- A manager enables legal documents, then DocLab, in Platform Settings → Integration Hub. You control which lenders on your account can order.
- Grant the third-party services permission to the people who will order.
Ordering
- On the loan file, open 3rd Party Services, go to the legal documents area and choose DocLab.
- Pull the file's data into the order form, choose the document product, and check names, vesting, entity details and the property state.
- Submit. Generation happens with the vendor; History shows the status, and finished documents are stored with the loan.
DocLab or Lightning Docs? Both generate legal closing documents from the loan file, and a company can have more than one provider enabled. See Lightning Docs. For your own templates (term sheets, commitment letters), use the Doc Wizard.
